The bid and the real cost. Same file.
An estimate form stops at the quote. Job costing usually lives in another tool, or behind a higher subscription tier. Darzen Jobsite does both in one file: accept a bid and it opens the job with that estimate frozen as the budget, so every hour and every invoice you book lands against the number you signed.
- Accepting a bid freezes it as the budget, so estimate against actual is automatic
- Assembly estimating from your own rates, with overhead recovery and markup per cost type
- Change orders, progress billing, deposits and retainage
- One price, free updates, no monthly fee

Why it works
Built for a one to ten person crew.
-
The bid becomes the budget
Accept an estimate and the job opens with that bid frozen: the contract value, and a budget for every cost code. The estimate is read only after that, so the number you are measured against is the number you signed.
-
Estimate against actual, per cost code
Log an hour, a material invoice or a subcontractor bill against a code and the variance updates. Each row shows budget, booked, variance, percent complete and what the code will cost at the rate it is going.
-
Markup and margin, both labelled
Markup is profit measured against your cost. Margin is the same profit measured against the price. Quote in whichever you use, and every line shows both, so a 45% markup never gets sold as a 45% margin.
-
Change orders that move the money
A change carries what you charge and what it costs you. While it is draft or sent it changes nothing. Approve it and the contract value and that cost code's budget both move, with the original, the approved changes and the revised contract shown apart.
-
Progress billing, worked out the same way every time
A schedule of values with a percent complete per line. The request shows completed to date, retainage held, earlier requests credited, the deposit applied and what is due, and prints for the client.
-
Your numbers stay yours
The App keeps everything in the browser on your own device, never on our servers. Back it up in one click and restore it on any device.

The App1
Price book: your rates, grouped
Items are single rates: an hour of carpenter time, a sheet of drywall, a subcontractor allowance. An assembly carries everything one step of the work needs, so a bid line is one entry instead of ten.
- Labor, material, equipment, subs
- Assemblies priced from their parts
- Your own cost codes
- Unit cost per cost type
-
The App2
Estimate: priced from the price book
Pick an assembly or an item, type a quantity. Overhead recovery is added to direct cost, then each cost type is marked up at its own rate, or the line carries a rate of its own.
- Overhead recovery
- Markup per cost type
- Markup and margin on every line
- Draft, out for bid, accepted, lost
-
The App3
Jobs: the budget you signed
Original contract, approved changes and revised contract, each on its own line. Below that, every cost code with its budget, what is booked and whether it is over or heading there.
- Frozen budget
- Variance per cost code
- Cost at this rate
- Gross profit and margin
-
The App4
Billing: ask for the right number
Completed to date from the schedule of values, less retainage held, less the earlier requests, less the deposit credited. The seven steps are shown in full, and the request prints.
- Schedule of values
- Deposits credited
- Retainage held and released
- Printable request
-
The App5
Dashboard: where the money is
What is out for bid, the contract value across every job, what you have billed and not collected, and the cost codes on running jobs that are slipping.
- Watch list
- Cost against budget
- Billed, collected and cost
- Gross margin by job
-
Google Sheets and Excel6
Google Sheets and Excel
The same tool as a workbook: Dashboard, Price Book, Estimate, Jobs, Costs, Change Orders and Billing. Yellow cells are where you type; everything else works itself out, and the money matches the App to the cent.
- Excel 2010 or later
- No macros
- Example and blank copies
- Prints neatly
Try it first
Click around. Then decide.
Open the real app with a sample remodeling company and try everything. Nothing you type is saved.
Things to try
- Open the kitchen bid and change a quantity, then watch the bid total move
- Open J-101 and see which cost codes are over and by how much
- Approve the frameless shower change order and watch the contract move
- Raise a payment request and read the seven lines it is built from
Google Sheets and Excel share the same tabs and formulas. Shown with the example company; your copy starts blank.

A few good answers
Questions, answered.
Delivery, devices, updates and your data. Still curious? We reply to every email.
Ask us a questionHow do I get my files?
Right after checkout we email you a Darzen username and password. Sign in to your Darzen account to download the App and the Excel files, and to make your own copy of the Google Sheets edition.
Which edition should I use?
All three come with every purchase, so you do not have to choose. The App feels like software and works offline, Google Sheets lives in your Google account, and Excel is a file you keep. The two spreadsheet editions round money the same way the App does, so the same bid gives the same total to the cent.
Does this replace my accounting software?
No, and it does not try to. Jobsite prices the work and tracks what the job costs you. It does not do payroll, bank feeds, sales tax or your books, and it sends nothing to anyone. Export a CSV and hand it to whoever does your accounts. It is a planning and costing tool, not legal, tax or accounting advice: retainage, progress billing and lien terms differ from state to state and follow the contract you signed with your client.
Can I work in markup or in margin?
Either. Pick the one you quote in and set a rate for each cost type, and every estimate line shows both numbers next to each other. Markup is profit measured against your cost, margin is the same profit measured against the price, and the app converts between them so the two never get mixed up.
Which version of Excel do I need?
Excel 2010 or later on Windows and Mac, or Excel for the web. The workbook has no macros.
Does the App need the internet?
Only once, to sign in with the login we email you. After that it opens from the file on your device and works offline, which is handy on a site with no signal.
Where is my data kept?
In the browser on your own device, never on our servers. Save a backup file in one click and restore it on any device or browser.
Does it work on my phone?
The App works in your phone's browser and the Google Sheets edition works in the Sheets app. Sign in on up to two devices. Logging a cost from the truck takes a few taps.
How do updates work?
Updates are free. When a new version is ready, it appears in your Darzen account and the App tells you.
Can I get a refund?
See our refund policy, linked next to the price. Try the live demo first so you know exactly what you are getting.
One app. One Google Sheet. One Excel workbook.
